Anna Maria Luxury Real Estate.  This will be a short newsletter since it is getting out late this month. Sales on Anna Maria Island for January 2017 ended below 2016. For January 2017 Anna Maria Island sales were 22(SF-11, Con-10, Dup-1, & Lot-0) down 19% from January 2016 at 27 (SF-15, Con-8, Dup-3 & Lot-1). Sales in the last 12 months (Feb 1, 2016 to Jan 31, 2017) for Anna Maria City, Holmes Beach and Bradenton Beach were 356 (SF-208, Con-111, Dup-22 & Lot-15) down 12% below the previous 12 months at 404 (SF-230, Con-127, Dup-25 & Lot-22). Of the last 12 months sales (Feb 1, 2015 to Jan 31, 2016) only .5% or 2 (SF-2, Con-0, Dup-0 & Lot-0) were distressed properties (bank owned or short sales) compared to 5% or 19 (SF-10, Con-8, Dup-1 & Lot-0) for the previous 12 months (Feb 1, 2015 to Jan 31, 2016). Inventory has inched up the last two months but is still well below the average inventory on the island of 450-500 properties. Inventory is currently at 325 (SF-188, Con-90, Dup-26 & Lot-21). Inventory for the previous six months were 325,290, 298, 314, 303, 308.

Just one change this month to Frank, Scott & Al’s Great Buy’s list. The properties at 117 Willow Ave ($1,395,000), 120 Neptune ($1,995,000) and 3603 4th Ave. ($949,000) are all in fantastic locations and are great rentals. 103 81st St has gone under contract.  If you don’t mind being just off the island 9931 Manatee Ave. Bradenton a 2,376 square foot, 3 bedroom 3 bath condo with boat dock and lift a great Palma Sola Bay View. To summarize the Anna Maria Island market starting out 2017 is continuing with the high sales low inventory that we have been experiencing since 2010. Since then we have had a steady 5%-6% increase in prices which has been the history of property values on the island and is a nice steady sustainable increase in prices.
